Manufactured Homes Safety Standards

Are Manufactured Homes a Safe Choice for Florida Retirees?

A senior man and woman standing next to bikes on paved roadway between rows of well-tended manufactured homesSnow almost never falls in the land known as the Sunshine State, and this is the primary reason that Florida has been the nation’s No. 1 retirement destination for decades. However, this subtropical paradise also claims the top spot for the number of hurricanes to make landfall over the years. Therefore, anyone who’s thinking about buying a factory-built home is wise to consider whether manufactured homes offer a safe housing option in Florida, a state that sees more than its fair share of high winds and heavy rainfall.

Fortunately, the answer is a resounding yes! Federal standards for construction of manufactured homes have been stringent since 1976. And those standards were tightened even further in 1994, two years after a Category 5 hurricane named Andrew devastated many Florida communities. As a result, factory-built homes must meet federal regulations for wind resistance that often go beyond the local building codes applied to site-built homes. What’s more, since 1999, manufactured homes in Florida have had to meet beefed-up state safety standards for installation and tie-downs as well.

How Much Wind Can a Manufactured Home Withstand?

According to the Manufactured Housing Institute, factory-built homes are engineered for wind safety based on the geographic region in which they are sold. Generally, any manufactured homes installed in much of Florida must be able to withstand wind speeds of at least 100 mph, and in coastal areas, the standard is even higher. Recent post-hurricane damage assessments of modern manufactured homes have concluded that these new standards have been highly effective, with only minor storm damage recorded.
